5 levels, 78 rooms, five categories. What separates one category from the next is the level, the aspect and the floor area. Every room in the building, including the smallest, has a desk you can work at, a kettle with plunger coffee and Otago milk, blackout curtains that close in the middle, heating that holds 22 degrees through a Dunedin July, double glazing on the sea face, and wifi that carries a video call. The variable is the outlook: inland is cheaper because it looks inland, and the sea side costs more because it looks at the sea.

Check-in from 3pm, check-out by 11am, luggage store either side. Reception is staffed twenty-four hours, so a two-in-the-morning arrival off a delayed flight into Momona is expected rather than tolerated.

Twenty rooms on levels one and two facing inland over Forbury Road. No sea view, which is why the rate is the lowest we publish. Double glazing throughout; the road is quiet from about nine in the evening.

Sixteen rooms with a glassed verandah of 7 m² opening off the bedroom, sheltered enough to sit in when the southerly is up. Two chairs and a low table. A sofa bed takes a third guest.

Twelve suites at the east end of level four. Bedroom and sitting room are separate, with a door between them. Dining table for four, kitchenette with a fridge, and a bath set at the window on the sea side.

Four suites across the south face of level five, each 71 m² over three rooms, with an 18 m² terrace glazed on the windward side. Freestanding bath, kitchenette, wine fridge. There are four and there will not be a fifth; the roof line does not allow it.

Worth asking for at the time of booking

Rather than on arrival. Most of these cost nothing, and almost none of them can be arranged at six in the evening.

What are the rates?

Rates are per room per night for two people, in New Zealand dollars, GST included. The from-price for each category is on the block above. They move with the season: February, Easter and the Otago Anniversary weekend are the top of the range, June and July the bottom. Cots are free; a third adult in a room that takes one is NZ$62.
Can an Esplanade Room be split into twins?

Yes, at no charge. Tell reservations when you book rather than when you arrive — the housekeeping run is set the night before, and after three in the afternoon it means moving furniture around you.
Which rooms face the sea?

Esplanade Rooms on level two and above, all sixteen Verandah Rooms, all twelve Peninsula Suites and all four Taiaroa Suites. Nine rooms have the uninterrupted line down the beach towards St Kilda; ask for one of those by name and reservations will tell you plainly whether it is free.
Is there an accessible room?

Six of them, on levels one and two, with roll-in showers and 900 mm doorways. Step-free from the car park to reception, to The Beacon Room, to The Albion Room and to The Peninsula Room, and a lift to all 5 levels. The bathhouse has a hoist for the larger pool — ring ahead so it is rigged before you arrive rather than while you wait. Full detail is on the accessibility page.
How noisy is the sea side?

In a southerly swell you hear the surf through double glazing, as a low constant rather than a bang. Most guests book the sea side for exactly that. If you sleep lightly, ask for a Highgate Room on the inland side: Forbury Road is quiet from about nine, and the building sits between you and the water.
Late checkout, cots, parking?

Late checkout to 2pm is NZ$42 where the room allows it, and free in a Taiaroa Suite. Cots and bed rails are free, twelve of each in the building. One car park per room is included in the rate; the Esplanade outside is metered until 6pm. There is a locked bicycle room for fourteen machines with a stand and tools, and a rack of loan umbrellas by the door, which in this suburb earns its keep.

This website carries information about our rooms, restaurant, bar, bathhouse, event spaces, gaming room and guest services. The Albion Room holds gaming machines, table games and live table gaming on the premises only, for guests and visitors aged 20 and over, and closes at 2.30am.

There is no play on this website. Resort Scenery runs no internet gaming, no betting service and no remote gaming of any kind. Nothing here accepts a stake, a deposit or a wager, and no account can be opened. Gaming happens in one room of this building, in person, under the Gambling Act 2003 and the conditions of our licence.
